Living in Florence

Florence is the largest and the fastest growing of the Kentucky markets, up 2.7% since the 2020 census while most of the river cities held flat or shrank. It sits in Boone County, the same county as CVG, which puts the airport about fourteen minutes away and makes this the obvious landing spot for anyone whose job runs through the airport or the logistics corridor along I-75 and I-71. Downtown Cincinnati is roughly twenty minutes, the longest of the six, which is the tradeoff for the space and the tax rate.

Schools

Boone County School District serves Florence. Kentucky rates districts on a five-color accountability scale rather than Ohio's star ratings, so treat Kentucky district quality on its own terms rather than lining it up against the Ohio suburbs on this list.

Parks & Attractions

The Florence Y'all water tower stands between Florence Mall and the interstate and is the most recognized landmark in Northern Kentucky. Turfway Park runs live thoroughbred meets and year-round simulcast wagering on a site that dates to the early 1900s as Latonia Race Course. The Florence Y'alls play Frontier League baseball and take their name from the tower.

Housing Market

Median home value is $210,700 with median gross rent at $1,329, the highest rent of the six, which tracks with being the largest and fastest growing market. Owner-occupancy is 57.5%. The property tax rate of 0.87% is the lowest on this list, Ohio side included, and over a thirty year hold that gap against a 2% Ohio suburb is real money.

Worth Knowing

The water tower originally read FLORENCE MALL. The state told the city it was oversized highway advertising, so rather than repaint the whole tower the mayor had the M turned into a Y with an apostrophe added, and Florence Y'all was born. The local baseball team is named after the fix.
