Downtown Cincinnati and The Banks put you inside the corporate core: Fifth Third Center, the Kroger tower, and P&G's General Offices are all within a 10-minute walk of most units here. The Banks -- the mixed-use riverfront district between the two stadiums -- has become the city's newest address, with new-construction apartments and condos replacing what used to be parking lots. It is the smallest-population neighborhood on this list by design: this is a downtown core, not a residential suburb, and it fits relocating professionals who want to skip a commute entirely.

Schools

Downtown itself has very few families with school-age kids, so most residents here are pre-family professionals, empty-nesters, or renters. Cincinnati Public Schools serves the district on paper; families who plan to stay long-term typically look at CPS's magnet options or shift to a nearby suburb once kids reach school age.

Parks & Attractions

Smale Riverfront Park runs along the Ohio River with a carousel, swings, and river-view lawns, and connects directly to The Banks. Fountain Square anchors the civic core with year-round events, ice skating in winter, and a farmers market in summer. Findlay Market and the rest of Over-the-Rhine's restaurant row are a 10-15 minute walk north.

Housing Market

Housing here is almost entirely new-construction apartments and condos in mid- and high-rise buildings, with a handful of historic loft conversions on the downtown side. Worth Knowing

The Banks was built on land that sat as surface parking lots for over a decade after Cinergy Field was demolished in 2002. Fountain Square's Tyler Davidson Fountain has been the city's literal and symbolic center since 1871. The Cincinnati Bell Connector streetcar loop runs right through Downtown, connecting to Over-the-Rhine.
